Tenant Relocation & Specialist Fit-Out for Ice Box at New Covent Garden Market
New Covent Garden Market was undergoing redevelopment, requiring existing tenants to move into new units. MGL supported the transition for Ice Box, which needed large freezers for ice production and sculptures, along with warehouse storage and the conversion of new and existing mezzanine areas into office space.
Mechanical requirements were critical for business functionality, and landlord negotiations were necessary to accommodate condenser installations.
Budget was also a key factor, as relocation was mandatory due to the market development. MGL worked closely with the client to maximise efficiency and remain within the relocation budget, easing the stress of the transition
Solution
Large freezers presented a significant challenge, requiring clear coordination with specialist contractors for the installation of a new insulated concrete floor, specialist partitions, and substantial mechanical systems.
We also incorporated the reuse of existing equipment to optimise costs and minimise business downtime.
Material and structural specifications were critical due to the temperature requirements of the production areas. Space planning was equally important to ensure the unit could function efficiently in line with the client’s production systems and methods.
