Transforming a three-floor office into a flexible beauty studio hub
This project required a full design and build conversion of an existing three-floor office into a bespoke beauty studio’s, creating a flexible hub for short- and long-term rental opportunities.
The scope included integrating new mechanical systems to meet tenant requirements while retaining existing infrastructure to control costs. Additional challenges involved a complete overhaul of kitchen and toilet areas, upgrading incoming electrical supply, and installing a new fire safety system with an appropriate fire strategy.
Balancing technical compliance with aesthetic goals under strict budget constraints demanded meticulous planning and coordination.
Solution
MGL adopted a structured approach to deliver multiple bespoke rooms within tight deadlines, ensuring day-to-day works progressed in line with the construction programme. Material and labour management were critical to maintaining efficiency and quality.
Service routing posed a significant challenge, requiring innovative solutions to conceal ductwork and accommodate water and drainage connections without compromising design standards.
Close collaboration between design and delivery teams ensured mechanical and electrical installations were integrated seamlessly, achieving a functional, visually appealing space that met all compliance and client expectations.
