Upgrading every floor with new systems, safe design and smart space planning
Transforming a five-storey building into a modern media hub required delivering both CAT A and CAT B works under a complex programme.
The project involved creating functional spaces across multiple levels: a damp-proofed basement with breakout areas and meeting pods, a ground-floor reception with agile working zones, and upper floors designed for task-based work, boardrooms, and executive suites.
Integrating new mechanical systems and fire safety measures within limited floor plates posed significant challenges, alongside planning for remote condensers, acoustic enclosures, and external fabric repairs to maintain structural integrity and aesthetic appeal.
Solution
MGL adopted a design-led approach to balance mechanical requirements with spatial functionality, ensuring optimal use of restricted floor areas. Service coordination was critical, with new risers and service voids carefully planned to avoid clashes with architectural intent.
Basement works demanded meticulous attention to damp-proofing and bespoke joinery finishes, while upper floors required precise integration of HVAC and fire safety systems. Continuous collaboration between design and delivery teams enabled proactive problem-solving, maintaining programme integrity and quality standards.
This structured approach delivered a fully operational media hub that met client expectations for performance and aesthetics.
